Movin’ On Up! Mobile Marketing Ideas for Apartment Communities

The residential rental market is competitive. How do you increase your occupancy rate? How about renter satisfaction and retention? Read it and weep, Weezie.

Pretty is as pretty does:

Let potential renters see what you look like…on the outside and the inside. Use QR codes in signage, brochures, and advertisements. Link codes to virtual tours of your property so people can get a feel for your location. Folks searching for a new living space can get a feel for your curb appeal before they’ve even stepped foot on to your property. Link more virtual tours of the different floor plans that you offer. If your community has upgraded interiors, appliances, or even offers wall and flooring options, let people see that virtually- these are the extras that can seal the deal and warrant premium rates. Links also offer a great opportunity to show off your team and even some satisfied residents. Let your friendly, accommodating staff say “hello” to potential renters and choose a few happy residents to give short, enthusiastic testimonials.

The power of now:

Use short codes to get your information out…now! If you’re got a space for rent, simply post some signage like “For Rent: Text APT to 434211 for details.” Potential renters receive an immediate response with pricing, square footage, bedrooms- any details that will help you make the lease. This is an easy and immediate way to get your information out there.

Know your audience and wow them appropriately:

Are you marketing to college students? Families? Young professionals? Pet owners?

Answer that question, and create QR codes linked to footage of events and happenings in your community to pique the proper interest. If you’re looking for college kids, why not film some fun at a pool party hosted by your apartment complex? Host a weekly, monthly, or even a holiday happy hour. Get some footage of professional singles as they mingle! If you offer amenities like parks and playscapes for dogs and kids, market them to families with both. If your current residents look like they’re having a good time, your future residents will be sold. Seeing is believing!

What happens now:

You’ve used a few of my ideas and now you’re enjoying a like, oh I don’t know, 99% occupancy rate. How do you maintain? Thrill your renters with little extras…via SMS.

Offer “room service” by partnering with local eateries. Work with neighboring restaurants to offer special deals and regular discounts to residents for deliverable yummies.

Can you work with nearby businesses to get your residents, and your residents alone, deals on other necessities?  A 2-for-1 dry cleaning coupon texted once every two weeks? Free delivery from the pharmacy for folks who live in your community? Free tennis lessons from a pro on your court or dog training in your community’s park? Be creative and always ask for ideas and feedback from your residents. (You could even send a quick mobile survey!)

Try these simple, inexpensive mobile marketing tools and you will finally get your piece of the pie.
